Sattva Ekatra New Launch

Sattva Ekatra is the registered name of Sattva Group’s plotted project at Thippapura Village, Kasaba Hobli, Doddaballapura Taluk, Karnataka 562163. The legal promoter is Shirasa Construction Private Limited. Use that name and the full RERA number to match the project with sale papers.

These gated plots in Doddaballapura are off Doddaballapur Main Road, about 300 metres from STRR. The stated driving route to join the highway via Alahalli overpass is about 2.8 km. The distance to the highway and the drive to its entry point are different.

The new launch plots come in five standard sizes. The 30×40 ft option has 208 plots, more than any other standard size. There are also 81 plots of 20×30 ft. The table shows the full standard plot mix, rather than the stock currently open for booking.

At the indicative ₹8,600 rate, 1,200 sq. ft. works out to ₹1.032 crore and 1,800 sq. ft. to ₹1.548 crore. These sums use the stated rate. The quote for a chosen plot should show its exact area, rate, any location premium and extra charges.

Odd-size plots have their own areas and shapes. The 600–1,800 sq. ft. range applies to standard plots. Odd plots can fall outside that range. Ask for the plot number, dimensions and boundaries before choosing an odd-size site.

The Sattva Ekatra launch status is newly launched on the builder’s website. Buyers can send enquiries, request a price and arrange a site visit. Registration, project start and completion have their own dates. They should not be treated as the date of the sales launch.

The DPA plan number is DPA/TP/LAO/30/25-26. These records help buyers identify the approved project. They do not establish that every plot is ready for a house or that all shared facilities are open.

This new plotted development in North Bangalore has 9-metre and 12-metre internal roads. Three parks and open spaces cover 9,972 sq. metres, or about 2.46 acres. The wider open-area figure is about 45.38%. It includes roads and civic land as well as parks.

Planned shared spaces include a clubhouse, swimming pool with a kids’ pool, gym and indoor games. Sports plans include tennis, pickleball, basketball and futsal courts. Children’s play areas, a pet park, yoga spaces and co-working facilities are also listed by the builder. Check when each will open.

For plot selection, use the layout to see what sits beside the chosen site. Compare road frontage, shape and distance from parks or active play spaces. These details help distinguish two plots with the same land area.
